Davis Langdon, An AECOM Company, is seeking an experienced and motivated MEP Estimator – Mechanical -biased. This full-time position will be based in San Francisco, CA.
The candidate will help support highly complex projects in the healthcare, education and government sectors. They will be required to complete Estimating and Cost planning requirements through pre-contract design phases but also in managing and assisting in post- contract change order review and project control processes.
Position requirements:
· Develop conceptual cost plans from minimal design information undertaking an analytical process. Show willingness to pro-actively request information on design, but when not available be competent in stating any required assumptions and/or exclusions. · Develop detailed cost estimates from engineering drawings; proactively identify deficiencies and/or questions; and actively assist the project team toward the answers. · Actively reconcile estimates with those prepared by third-parties; engage the third-party entities in an informative, collaborative reconciliation; and communicate the results of the reconciliation effort. · Proactively establish a routine reporting cycle that clearly communicates when an estimate changes and why. · Have an understanding for the make-up of net-costs; including review of equipment/material prices, labor rates/ fringe benefits, appropriate productivity requirements, understanding for tools of the trade. · Have a good understanding for both sub-trade general requirements but also for GC’s general conditions and temporary requirements. · Be competent in completing comparative system cost options and reviews to help the design team in selection processes through-out the pre-contract design phases and value management processes. · Be competent in managing and reviewing Value Engineering processes. · Be familiar with energy performance and carbon reduction technology requirements. · Be willing to accumulate, evaluate and document historical cost data for the development of future estimates. · Prepare and / or review final Engineer's estimate. · Provide coordination and liaison with project management and project engineering personnel throughout the estimate development. · Be willing to train less experienced estimating staff as and when necessary.
· Review contract documents and contract modifications to determine scope of work and cost allowances for scope changes. · Assist with the determination of merit; · Review the scope specified within the proposal to ensure it is specification compliant; · Review labor rates to ensure conformance to the contract requirements. · Review labor productivity to ensure that the labor hours are in conformance with contract working restrictions, overtime is appropriate, etc.; · Review quantities and ensure there is a fair and reasonable representation of additional scope, as well as possible credits; be aware of demolition required to accommodate changes within a completed schedule or costs associated with procured items within a developing schedule. · Review pre-purchased material or equipment and/or equipment rental rates against fair and reasonable pricing references; · Review contractor mark-ups to ensure that the correct mark-ups are being used and that any mark-up caps are not exceeded.
General
· Be competent in spoken & written presentation for; estimates, reconciling documents, negotiating change orders. · Be assertive but fair and reasonable when negotiating for all of the above.
Professional Experience Level: (Required) · Fifteen years + of general estimating and negotiation experience directly related to both engineering and/or construction projects required. · Demonstrated experience with all MEP elements is desirable. Biased for one trade is acceptable. · Varied sector experience. Laboratory and/or healthcare experience is desirable. · Demonstrated experience with complex estimate reconciliations and change order negotiations. · Demonstrated proficiency with differing estimating formats, including Uniformat II.
Job Qualifications: (Desirable)
· Self-starter attitude with proven results-oriented focus. · Demonstrate a proactive, firm and respectful approach to estimate reconciliation efforts and change order processing. · Proficient with industry estimating databases and other estimating data sources, e.g. RS Means, Richardson’s, National Electrical Contractors Association (NECA), etc. · Proficient with large-scale estimating software. · Proven accuracy, reliability and completeness in job accomplishment. · Demonstrated success on the job, as evidenced by satisfactory performance, acceptance of responsibility and growth in previous position. · Effective oral and written communication skills.
Hardware / Software Knowledge: (Desirable) · Understanding and/or application of BIM Models. · On-Screen Take-Off / QTO or similar. · Understanding and/or application of Prolog.
