Operations Project Manager, IEM- Home based in Albany NY area

Summary:

The Project Manager is responsible for maintaining and implementing strategic plans to improve the financial performance of the portfolio, as well as make specific recommendations for cost reduction and profit improvement. This person directly manages the properties, audits tenants and equipment, operations & controls, customs compliance and services accounting.

Essential Functions:

· Provide prompt and accurate Mall Tenant Auditing Reports to the IEM Tenant Specialists. These audits must be performed every 90 days.

· Work closely with the Business Manager on a daily basis.

· Have complete knowledge of all trash and recycling service providers that operate within their region to assist with maximum profits.

· Prepare monthly property status report of all properties within his/her region that details any operating issues, action items, the individual contacted and date of communication.

· Complete the property checklists during each property visit. Property checklists are to be emailed to Region

· Review the waste and recycling programs for onsite source separation, service adjustments, and equipment reconfigurations in order to gain optimum profits from the programs.

· Assist in collection efforts in order to maximize profits.

· Research potential vendors that can work on their properties such as hauling companies, recycling companies, pressure cleaners, repair and maintenance companies, etc.

· Provide up to date lease plans to the Business Manager when needed.

· Make sure all applicable compactor signs are promptly placed on all compactors and where applicable, chute doors. Signs are to include the IEM sign along with the corporate telephone number.



Minimum Requirements:

· Associates Degree in Environmental Sciences, Accounting or Business and seven or more years experience with responsibility in project/business management.

· Five years of experience in a supervisory level position

· Environmental Services industry experience is required.

· A Bachelor's in Business Administration or advanced degree in related field (Accounting, Environmental Sciences) preferred.

· Understanding of the IEM business and its processes

· Proficient with technology (iPhone, remote communication, etc.)

· Must be able to lift items weighing NO MORE THAN 25 POUNDS

· Excellent organization and follow up skills - extremely detail oriented

· Outstanding written and verbal communication skills

· Able to work long hours as needed

· Able to meet deadlines

· Typically requires overnight travel within the local region
