Predictive Maintenance Operations Specialist - The Villages, FL The challenge? We provide a range of custom-tailored operations and maintenance solutions of all public and private utility systems for our client in The Villages, Florida. The project encompasses ten water treatment systems, four wastewater treatment plants, and collection and distribution systems, meter reading, and residential and commercial sanitation services. The Villages, located outside of Tampa, serves a population of 87,000 residents.
The PdM (predictive/preventative maintenance) Operations Specialist will coordinate, schedule and perform Predictive and Preventive tasks, as well as assist on Corrective Maintenance, on a wide variety of electrical and mechanical equipment associated with water/wastewater treatment plants and related facilities equipment. All assets will have condition assessments performed as well with the results documented in the Computerized Maintenance Management System (CMMS) as well as the CH2M HILL proprietary ACES software. Essential Duties and Responsibilities: - Assists Asset Manager in planning, scheduling, and directing the maintenance and repair of a wide variety of specialized mechanical and electrical equipment, buildings, structures, and grounds
- Assists Asset Manager in budgeting and estimating cost and time for all aspects of repairs or replacements
- Ability to develop an annual plan and schedule to perform all contract required asset condition assessments and PdM procedures for all of the utility assets
- Develop and maintain the Maintenance Cost Model(s) for the project
- Participate on the Maintenance Leadership Team
- Perform Infrared Inspections on electrical and mechanical equipment
- Perform vibration analysis on mechanical rotating equipment
- Perform lubrication sampling and analysis on major equipment
- Perform electrical testing on motors, including voltage, amperage, insulation testing and power analysis
- Conduct condition assessments on all vertical assets and document assessments in the CH2M HILL ACES (Asset evaluation system-internal) software program
- Reads, interprets, and works from blueprints, drawings, sketches, plans, specifications, and mechanical illustrations
- Read and understand contract language relating to maintenance performance and condition assessment requirements.
- Performs skilled mechanical repair work on water/wastewater treatment plant equipment and related equipment
- Analyzes equipment failures to determine cause and to prevent recurrences
- Collect and analyze date to determine trending and appropriate course of action.
- Assists Asset Manager in recordkeeping and prepares routine and special reports
- Follows oral and written directions
- Communicates effectively orally and in writing at all levels regarding recommended maintenance and repair procedures
- Provides on-the-job training to less experienced employees
- Acts for Asset Manager in his/her absence
- Performs preventive and corrective maintenance on mechanical and electrical machinery or equipment
- Lubricates equipment and checks for malfunctions
- Replaces bearings, packing, seals, shafts, sleeves, seats, or other components found in treatment plant equipment
- Uses special tools, such as bearing pullers, torch, welding machine, hoist, or other equipment used in the repair of treatment plant equipment
- Develop specific reports based on the condition assessments and ACES data
- Assist in the development of project specific Basic Renewal, Repair and Replacement Plan, Major Renewal, Repair and Replacement Plan and the Capital Improvement Plan
- Performs other duties as required
Basic Qualifications - High school diploma or GED
- 6-8 years experience with maintenance and repair of advanced electrical and mechanical equipment preferably associated with Water, Wastewater and Irrigation Utilities and facilities
- Five years experience in Predictive Maintenance (with experience with a computerized maintenance system
- Possess a valid driver's license with no major infractions in past 5 years
Preferred Qualifications - Some trade school or formal education with an emphasis on electrical and mechanical equipment
- Predictive Maintenance testing procedures and methods including Thermography, Vibration Analysis, Electric Motor testing, Oil Sampling & Analysis, Ultrasonic Sound detection and Ultrasonic Measurement, at a minimum
- Ten years of experience with knowledge of the principles, methods, tools and materials employed in the general operations, maintenance and repair of advanced electrical and mechanical equipment and systems, including: combustion engines, vehicles, electric motors, farm machinery, pumps and related equipment associated with water/wastewater systems
- Thorough knowledge of computer software including but not limited to Microsoft Word, Excel and Outlook
- Familiar with Computerized Maintenance Management Systems (CMMS)
- Knowledge of safe work practices, supervisory training, and federal and state laws as they pertain to the water/wastewater industry
- Possess a Level I Thermography certification
- Has received NFPA 70E training
