Job Description:  Position Summary:

Responsible for planning, executing, and finalizing construction projects according to strict deadlines and within budget. Accountable for timely and satisfactory completion of construction projects assuring satisfactory client service and financial performance.

 

Duties and Responsibilities:

Project Planning

• Directs preconstruction, construction and post occupancy phase activities including project definition, budgeting, scheduling, value engineering, and GMP preparation.

• Participates in Owner contract negotiation, modification and close out.

• Leads trade contractor prequalification, project buyout orchestration, subcontract negotiations, change management, contractor claims management, project progress management, subcontract closeout and post occupancy warranty issue management.

Employee Engagement

• Supports and leads assigned project team.

• Ensures assigned team is actively involved in the project.

Staffing and Development

• Works in concert with others to match staff competencies to business needs.

• Ensures proper staffing levels for the team.

• Participates with others in recruiting and hiring processes.

• Monitors and reviews performance and work quality of assigned personnel.

Financial Performance

• Assures project plans are created and maintained for each project and thoroughly communicated, understood and utilized by the team.

Monitors project plans for labor utilization, other direct costs, contract compliance, business risk, and forecasting and earnings recognition.

• Participates in developing corrective plan for underperforming projects.

Risk Assessment/Risk Management

• Works in concert with others to minimize project risk.

Client Service

• Monitors project work at an appropriate level to ensure high quality service to assigned clients.

Project Quality

• Assures execution of quality control activities for all elements on a project.

Functions as a chargeable project leader.

• Bachelor's Degree in Construction Engineering or Construction Management.

• Minimum 15 years related experience in managing commercial and/or health care building construction projects exceeding $25 Million in contract amount. Experience in managing Design Build contracts and project teams preferred.

• Expert administrative and technical knowledge of construction process with a high degree of maturity and sound judgment.

• Demonstrated experience in construction management on highly technical, complex projects with recognized leadership and supervisory abilities.

• Must be able to motivate, interact and collaborate with owners, design professionals, construction professionals and subcontractors.

• Highly effective written and oral communication skills.
