Job Description:  Work Effort:   Each project manager will be expected to manage on average 75-100 projects per year and 20-30 projects concurrently consisting of the day-to-day management of project team, monitoring on-site work efforts, overseeing D/B contractor personnel, and ensuring all activities related to projects are executed according to Project managent Office regulations, customer, DoD and related outside

agency requirements and regulations.  The scope and value of the projects can range from under $3,000 to over $100,00 . The PM's responsibilities include the

following:

 

* Receive assigned projects for agency requested

construction/alteration projects.

* Review project requirements and schedule an on-site meeting with the

agency POC to confirm/validate the project requirements.

* Coordinate the development of the project management plan (PMP).

* Establish an IPT to plan and oversee project.

* Prepare Scope of Works (SOWs) in Microsoft Word, applicable

drawings/sketches and file electronic and hard copies.

* Prepare project timelines and schedules and file electronic and hard

copies.

* Review cost proposals and provide technical review comments.

* If required, assist Contracting Officer in technical negotiations.

* Prepare pre-construction agendas, memorandums, and sign-in sheets.

* Coordinate and schedule pre-construction meetings.

* Chair/facilitate pre-construction meetings and prepare meeting

minutes.

* Chair/facilitate weekly progress meetings with IPT members, D/B

contractor, and OGCs and prepare meeting minutes.

* Monitor the D/B contractor's performance relative to safety,

quality, cost, schedule and contract compliance.

* Provide oversight of construction related activities to include

performing on-site inspections.

* Prepare inspection reports and file electronic and hard copies.

* Prepare NCNs (Non Conformance Notification) for those aspects of

work which do not confirm to the requirements of the construction contact

document.

* Coordinate/respond to construction Requests for Information (RFIs)

and ensure RFIs are generally answered within 7 days.

* Review contractor submittals for contract conformance.   

* Develop solutions to unanticipated construction problems or existing

conditions encountered in the field.  

* Review contract modifications/change orders prior to negotiation and

attend critical negotiations.   Ensure contract changes are finalized.

* Coordinate D/B contractors' request for any building systems

shutdown and provide assistance in obtaining site-related permits.

* Provide updates to the customer and stack holders.

* Ensure customer and stakeholders are informed of project related

status, budget, issues, concerns, and remedial or mitigating actions.

* Enter comments and project status updates in the Project Management Information System (PMIS).

* Provide status information in appropriate format to senior leadership, as requested.

* Assist in the formulation of lessons learned; provide claims services when and as required by the government for specific projects; review disputes and claims and render assistance as require.

* Provide updates to the customer and stack holders.

* Review invoices and recommend approval or disapproval.

* Assist in project close out.

* Other duties as assigned.
