Job Description:   
Responsible for the administration and implementation of all phases of work related to the Heating, Ventilation & Air Conditioning, Electrical, Plumbing and Fire Protection (MEP) disciplines, including pre-construction, budgeting, scheduling, procurement, contract development, shop drawings & submissions, design coordination, construction & implementation, space turnover and contract closeout.

B.    Key Areas of Responsibility
1.    Performance of pre-construction design review and budget analysis.

2.    Scheduling of all MEP trade related activities, coordinated with the overall project schedule requirements thru the use of CPM, bar chart, short interval and micro schedules.

3.    Trade procurement, including the development of bid packages, bid analysis, leveling & scope review and the preparation of trade subcontracts.

4.    Working in conjunction with the General Project Superintendent to supervise the activities of the MEP Project Superintendents.

5.    Review and approval of monthly requisitions.

6.    Assessment of subcontractor extra work orders.

7.    Organize and facilitate coordination of trade installation drawings.

8.    Interface with the Owner and Design Consultants facilitate the timely resolution of open design issues and changes.

9.    Monitor and track trade requests for information (RFI's).

10. Develop and track material, equipment and shop drawings by use or submittal schedules and material and equipment status reports.

11. Conduct contractor coordination meetings.

12. Create various project specific charts, check-lists and tools as required to monitor and track trade progress thru all project phases to ensure schedule objectives are met and all work is performed in full compliance with the project requirements

13. Coordinate all work related to the local authorities and local utilities (PANYNJ, NY Building Department, Con Edison, DEP, ESS, etc).

14. Coordinating and supervising the activities of all of the assistant MEP project managers, MEP project engineers and other related support staff.

15. Assisting the project executive in working with all departments including estimating, scheduling, procurement, labor relations, finance, accounting and other services as required.  

16. Monitoring contractor/vendor pending costs as reported and provide appropriate contractor/vendor  monthly updates.

17. Coordinating with the project executive all client "business" related contact/correspondence to ensure consistency of TCC reporting throughout the organization.

18. Obtaining client's acceptance of the work, and sign-off for the completed project. Responsible for the preparation and submission of the final project report, and prompt closeout of the subcontracts.

C.    Knowledge, Skills, and Abilities
1.    Working knowledge of scope of work covered by contracts.

2.    Knowledge of construction, engineering, procurement, industry standards and other project-related activities, their interfaces and interdependencies. Knowledge is also acquired through:

3.    Skill in management and administrative experience.

4.    Skill in written and oral communication.

5.    Proven leadership ability.

E.    Work Experience Requirements
Broad general experience and education, rotation through and exposure to several departments.

Experience on mixed use residentials, highrise and retail construction projects

F.   Education Requirements

A recognized degree in an engineering, architecture or construction management discipline, specialized courses in construction management or equivalent experience and training preferred.
