Job Description:  Responsible for managing, coordinating, and administering the project from conceptual stages through all phases of the project. Responsible for the administration of major and complex projects with the assistance of the project team.

B.    Key Areas of Responsibility
1.    Responsible for leading the project team and ensuring project completion within    budget schedule and in conformance with specifications.

2.    Reviews bids, documents and data for the project; establishing schedules and budgets for contract obligations. Participates in bid contract negotiations.

3.    Takes the initiative in working with all departments including cost/scheduling, procurement, quality assurance, construction, labor relations, finance and accounting and other services required to be performed for the project to achieve an integrated project team approach to the work.

4.    Initiates and directs the planning and development of the project scope, procedure, budget and overall project schedule.

5.    Reviews all major purchase orders, change orders and contracts/sub-contracts and periodically reviews change order controls to assure that all change orders are current and adequate.

6.    Reviews and approves all project forecasts; schedules, cost estimates, financial reports    and reconciles all commitments that exceed assigned budgets.

7.    Coordinates all client contacts and maintains working relationships at all levels throughout the period of the project. Monitors and controls all contractual commitments to assure that all work is being performed in accordance with the specifications, drawings and terms of the contract.

8.    Reviews equipment procurement methods, schedules and specific plans including expediting, supplier surveillance and methods of delivery to ensure compatibility with the overall project schedule and budget.

9.    Conducts periodic project and Client meetings to review progress and discuss construction and engineering changes to project suggested by Client or recommended   by Employer.   Resolves problems of coordination, schedule and priority.

10. Responsible for managing, coordinating and administering major projects including responsibility for timely and appropriate billing and payments of our suppliers and contractors.

11. Takes the lead in working with all departments including engineering, cost/scheduling,    procurement, quality assurance, construction, labor relations, and accounting and other services required to be performed for the project.

12. Thorough understanding of scope of work, covered by the trade contracts. Has    demonstrated knowledge of construction, engineering and procurement and other project-related activities, their interfaces and interdependencies. Broad knowledge of industry standards.

13. Ability to manage; take corrective action, monitor work, manage conflict, coordinate the activities of others.

14. Determines the priority of assignments based on critical deadlines that must be met.

15. Must be able to interact with Owner/Client and establish a working relationship.

16. Must be able to coordinate and establish a "Team Concept" with all staff on the project.

C.    Knowledge, Skills, and Abilities
1.    Thorough knowledge of all phases of construction operations relating to field activities, of all field engineering disciplines, all construction technologies and project management.

2.    Experience in a leadership role for complex, large projects for a prestigious Construction management firm.

3.    Exprience in contract negotiations.

   

    

Work Experience Requirements
Extensive work experience leading to a thorough understanding of the knowledge described above.


Education Requirements
Recognized degree in Architecture, Construction, and/or Engineering or Scientific discipline preferred.

Experience in managing people, budgets, project schedules, and in overseeing contractor, client and vendor relationships.  Residental, high rise, mix use retail/parking.
